Q: Do you offer rebates both on NEW and EXISTING homes? 

A: YES, shared commissions applies to either the purchase of New or Existing homes.In fact, as a client of ours you can receive your rebate on any home on or off the MLS as long as the seller pays us a 3% commission. But remember for the Plan to be valid and to earn the rebate from HOMES OF PROSPER.COM, we must be your buyer’s representative on new homes and you must declare us your buyer representative upon your FIRST visit to the new home model or with the Seller or the Sellers agent.

Q: Some builders offer thousands of dollars in discounts and extras. Some even offer to pay my closing costs. Will I lose some or all of those incentives if the builder has to pay your commission?

A: NO, the builders cannot pick and choose who qualify for their advertised incentives. All buyers must be treated fairly and equally. You must receive any special incentives they are offering PLUS our commission share cash rebate. In fact, another good reason for using a buyer’s representative is that we may know of additional builder incentives that are available but not advertised.

Q: Are we limited to just the builders listed on your website?

A: NO, we have an excellent relationship with most of the builders and developers and we prefer not to favor one builder over another in the same price category. We can work with any builder that offers a 3% commission. Remember your rebate comes from our 3% Buyer Agent commission.

Q: Can I have the rebate check made out to anyone?

A: NO, only the buyers of contract can receive the rebate check at the time of closing/funding.

Q: Will we have to give up any services or support to gain the rebate?

A: NO. In fact it’s just the opposite. As a FULL SERVICE agent we are ethically bound to provide you the full services provided any Client.

Q: Are there any extra fees you will charge in addition to the commissions the builder/seller pay’s?

A: NO. Our compensation comes to us from the seller paid commission and bonuses. There are no hidden fees!

Q: Most builder agents or seller agents seem to go out of their way to be helpful – showing the home or preparing the contract. How are they not representing me?

A: Helping you and representing you are two entirely different things. The on-site agents work for the builder. They owe their loyalty to the builder. They must protect and promote the best interest of the builder. This means the highest and best price for the builder. They are expected to tell you who they represent! They cannot suggest you might offer less or ask for more. They are legally expected to represent the builder or seller.

Q: When I call the number on a For Sale sign and the listing agent meets me and shows me the property, aren’t they working for me?

A: Again the answer is NO. The answer is the same as the answer given to the previous question.

Q: How does the Shared Commission Rebate work?

A: It’s a reward to our buyer clients for putting their faith in our FULL SERVICE / FAIR FEE Program. You get up to 1.5% of our 3% Agent commission on EXISTING HOMES.

Q: What if I buy a home in another city? Do I still get the rebate.?

A: As long as you meet the criteria for a rebate we honor all city and towns in Collin and surrounding counties.

Q: I still own a home. How can you help me with that house?

A: We can list your house and discount the commission cost to you. We have a range of Seller programs that could, depending on your current location, actually result in our listing your house for FREE. Like our Buyers programs, our Seller programs are designed to serve our Clients.
